Where naturemeets calm.
Off Living is your modern holiday retreat — bright, refined and nestled in the gentle hills of Eastern Styria.

Modern living in peaceful hill country
Slow days in the hill country
Off Living is a small holiday home for people who don't need a show — just a place to truly switch off. Wood, light, a terrace with a wide view and enough quiet to clear your head again.

Coffee on the terrace, birdsong instead of an alarm. The hills still lie in the morning mist.
A loop on the Kapellenweg in Frannach, a stretch of the Grabenlandtrail — or simply a book and the sun on the terrace.
Cooking together, fire in the stove, silence over the hills.
Our story
From the pond to the Buschenschank — a family growing with passion.

It all began in 2011, when we started building our pond. With dedication, passion and countless hours of work, step by step we created what we proudly call home today.
In everything we do, we are fully committed. The joy of hospitality and our love for what we have built drive us anew every single day.
Building our pond laid the foundation for everything that followed — step by step, with dedication and passion.
We built our first structure with 16 indoor seats and 50 outdoor seats. From 2013 to 2017 we founded and led the SFV Pirching (Samertweber Fischer Verein), which grew to around 120 members.
We took the next big step and became self-employed. Registering our Buschenschank with gastronomy marked the start of a new chapter.
Year by year we have been able to grow and expand our offering. We are especially pleased to host weddings with us. At the same time, we have built a cosy holiday cottage for our guests to enjoy a relaxing stay.
We sincerely thank you for your loyalty and look forward to welcoming you with us in the future!
